Neft & Neft Realtors is looking to hire a responsible, enthusiastic person, preferably with secretarial experience, to be our full-time office receptionist.  This person must be punctual, friendly, and able to switch back and forth between tasks. This position would require you to learn the various real estate web sites/services, as well as rudimentary real estate principles and terms. Though not physically demanding, this position would require you be able to go a short distance to the banks and Post Office in town, and fetch things from the back of the office. Familiarity with online advertising and social media sites a plus.

Duties include opening/closing office for business hours (9-4:30), tidying office and tracking/ordering supplies, answering phones/emails, transferring calls and voicemails, working in conjunction with agents and managers to ensure ad deadlines are met, managing/creating online advertisements, filing, managing office “snail-mail”, and a myriad of other small tasks.

This is a great opportunity for expanding your knowledge of the real estate business while working in a friendly, fast-paced office with plenty of support from the agents and managers.  Hourly pay is negotiable based on experience.

Median price homes in Lake County was $180,000 in February, an increase of some $20,000 per home from the previous month. Median time homes are on the market was 119 days. Nationally, in February new homes sales were up 7.8 % from January. Home prices nationally also increased by 5.7% in January, compared with the previous year.

The Lake County Association of Realtors® (LCAOR) reported that the median sales price of single family residences for Lake County rose from $149,000 in 2013 to $169,000 for 2014, a 13.4% increase. The number of units selling in 2014 decreased by 16.8%, falling from 880 units in 2013 to 732 units in 2014. The trend of a higher median price and less units selling was a trend that was seen statewide.

Foreclosure Sales: Overall, foreclosure home sales has been rapidly falling. And may essentially vanish by next year. In August, they comprised only 6% of all sales, down from double digits last year. Fewer distressed properties are currently on the market.

FHA announced a new pilot program called Homeowners Armed With Knowledge that lowers insurance premiums for home buyers if they participate in housing counseling to be a responsible homeowner. First time buyers accounted for only 16% of new home sales so far in 2014.

Lake County Home Sales Soar in June

According to Lake County Association of Realtors, June sales of single family residences in Lake County soared well above like sales for May both in median price and number of sales. The median sales priced jumped from $167,295 in May to $185,000 in June resulting in a 10.88% increase. The number of sales saw an even higher percentage increase month over month coming in at a 38.71% increase. The increased sales put a dent in inventory levels which dropped from 6.58 months of inventory to 5.23 months in June. Properties moved briskly with the median time on market being 60 days.

Remove clutter and junk; clean out the garage. Depersonalize the home and remove anything polarizing (political or religious). Pump up the curb appeal. As much as you love your pets, they can distract buyers, some are allergic and others simply dislike animals, so don’t have them around if at all possible. Grout, tile and natural stone restoration helps. Make hardwood floors spiffy.

Housing permits jumped to a 5-year high in October. In California, 2013 will show a 28% increase in the median home price over 2012. Of borrowers who refinanced during the third quarter of 2013, 37% shortened their loan term.

The California Association of Realtors (CAR) projects sales to increase by 3.2% in 2014. Thirty year fixed mortgage interest rate projected to rise to 5.3%, but median home prices are also expected to increase by 6%. If problems arise involving a purchase or sale of a property, CAR has a Consumer Mediation Center with a panel of specially trained mediators to help consumers resolve their real estate disputes out of court, quickly and cost effectively.
